That is especially true for doctors. When I help a physician buy in this market, I am not only thinking about where they can live well today, but also where their purchase can perform well over time. I position my work around Central Florida communities such as Winter Garden, Windermere, Dr. Phillips, Lake Nona, Celebration, Clermont, and nearby areas.

In my experience, the best strategy is to look for an area that offers a strong daily lifestyle plus a clear real estate story. Sometimes that means proximity to a medical hub. Sometimes it means family-friendly growth, executive rental demand, or access to tourism-driven corridors. The best fit depends on whether you are buying a primary residence, planning to hold long term, or trying to balance personal use with future rental potential.

1. Lake Nona: the strongest choice for doctors who want proximity to healthcare and long-term upside

If you are a physician who wants to live close to a major healthcare ecosystem, Lake Nona is usually one of the first places I recommend. Lake Nona is a 17-square-mile master-planned community next to Orlando International Airport, and the area is anchored by major healthcare and medical institutions. The UCF College of Medicine is located on Lake Nona Boulevard, the Orlando VA Medical Center says it is part of the 650-acre Lake Nona Medical City, and UCF Lake Nona Hospital serves southeast Orlando and Osceola County with full-service hospital care.

From an investment perspective, I like Lake Nona because demand is not driven by only one factor. You have healthcare, education, innovation, airport access, and a modern master-planned environment all working together. For many doctors, that creates a strong combination of convenience, resale appeal, and stable long-term demand. If your schedule is busy and you want a clean, modern, highly connected lifestyle, Lake Nona is hard to ignore.

2. Winter Garden and Horizon West: ideal for doctors who want lifestyle, family appeal, and steady growth

If your priority is a balance between quality of life and smart ownership, Winter Garden and the Horizon West corridor deserve serious attention. Winter Garden continues to grow, and the U.S. Census QuickFacts page shows population growth from 2020 to 2024. At the same time, healthcare infrastructure in West Orange is expanding. AdventHealth Winter Garden announced a major expansion that adds OB-GYN services, labor and delivery, new operating rooms, and 80 additional inpatient beds, bringing the hospital to 176 licensed beds, alongside a new cancer institute planned for summer 2026.

This is one of the reasons I like Winter Garden so much for doctors with families or doctors relocating from out of state. You get charm, walkability, newer communities, good commuter access, and a market that continues to attract buyers who want more than just a short-term play. For physicians who want a primary residence that can also hold value well, this area makes a lot of sense. It is especially attractive for buyers who care about community feel, newer inventory, and long-term owner-occupant demand.

3. Dr. Phillips and nearby Windermere: best for luxury lifestyle and executive-level demand

For doctors who want a more established, upscale address, I often look at Dr. Phillips and, depending on budget and goals, nearby Windermere. Orange County describes Dr. Phillips as one of the most popular places to live in the county, with strong growth over the last 30 years. The area also benefits from being close to Restaurant Row, International Drive, the Orange County Convention Center, and major theme parks. Orlando Health Dr. P. Phillips Hospital provides 24-hour emergency services, diagnostic imaging, and minimally invasive surgery, adding another layer of convenience for healthcare professionals.

I also like this area because the real estate story is broader than just residential demand. Visit Orlando reports that the destination welcomed more than 75.3 million visitors in 2024, and the Orange County Convention Center hosted a record 172 events with more than 1.7 million attendees. That does not mean every property here should be treated like a vacation rental, but it does mean this submarket benefits from strong surrounding economic activity, hospitality, and executive travel patterns. For a physician who wants luxury, centrality, and strong prestige, Dr. Phillips and Windermere are excellent choices.

4. Celebration and the Kissimmee corridor: better for doctors who want more investment flexibility

If your goal leans more toward investment potential, Celebration and the Kissimmee corridor can be very compelling. AdventHealth Celebration gives this area an important healthcare anchor, while Experience Kissimmee promotes the market as a major vacation-home destination with more than 50,000 places to stay, including about 30,000 vacation homes, and emphasizes that world-famous theme parks are only minutes away.

That said, this is where I always slow buyers down and look carefully at the rules. Osceola County says short-term rental owners must verify zoning, obtain a state vacation-rental license, and register for a local business tax receipt. Orange County is more restrictive and states that short-term rentals are only permitted in certain zoning districts or planned developments where they are expressly allowed, while in many other districts they are prohibited. In other words, the investment opportunity here can be strong, but the strategy has to be property-specific, HOA-specific, and zoning-specific.

For many doctors, this means Celebration or the Kissimmee area works best when the goal is not simply “buy near Disney,” but “buy the right property with the right rules.” When done correctly, this area can offer a different kind of investment profile from Lake Nona or Winter Garden.

An honorable mention: Clermont, Montverde, and Bella Collina

For physicians who want more space, privacy, or a luxury second-home feel, I also like showing areas such as Clermont, Montverde, and Bella Collina. These communities can be a strong fit for buyers who prioritize land, custom homes, or an elevated lifestyle over being in the middle of a denser corridor.

Conclusion

If you are a doctor trying to buy a home and invest at the same time, there is no single “best” area for everyone. In my opinion, Lake Nona is the strongest choice for healthcare proximity and modern long-term demand. Winter Garden and Horizon West are excellent for lifestyle and family-focused growth. Dr. Phillips and Windermere are ideal for luxury and executive appeal. Celebration and the Kissimmee corridor can make sense for a more investment-driven strategy, but only after checking zoning, local rules, and community restrictions.

When I advise physicians, I always come back to the same question: what kind of life do you want your home to support, and what kind of demand do you want your real estate to capture? When those two answers align, that is usually where the smartest purchase happens.
